On a serviced lot we work within the existing street, the lot lines, and the look of the homes already around you, so the house feels like it belongs on the block rather than fighting it. We walk the lot with you early to think through the driveway, the grade, where the sun falls, and how the home sits next to its neighbours before any drawings are firmed up.

The homes that suit Cornwall tend to be family homes built for everyday living close to the city: room for kids, a mudroom that stands up to an Island winter, a kitchen that opens to the light, and a garage that earns its keep. We build for the local climate as a matter of course, with insulation suited to PEI winters, snow load carried properly, and durable exteriors chosen to weather freeze and thaw season after season. Good groundwork matters before any framing goes up. Island soil is often red clay, which holds water and shifts with the frost, so we pay attention to site prep, grading and drainage from the start, and we set foundations below the frost line so the home rests on solid, stable footing through the winters. We also like to orient the house thoughtfully on the lot, taking the sun where the setting allows and turning the everyday rooms away from the prevailing wind, which keeps a home brighter through the day and easier to heat through the cold months.

Before the drawings are finished we walk you through the practical side too. We assess the lot, confirm what the servicing and the setbacks allow, and sort out the permits with you, so there are no surprises once the build is underway. It is the unglamorous part of the work, and it is where a build either starts well or starts off crooked, so we take the time to get it right.
